One of my houses finally got vacated by deadbeats so I'll spend a day cleaning it and who knows how long trying to cut the grass. Several clumps are 4 feet tall. Good night guys iyaoyas |

than what you're asking (a relative) but I'll definately keep you in mind for the next time.
I did the yard myself, heck of a job. Needed a "bush hog" to get the 4' tall clumps
but I went slow and easy with the riding mower, got 'er done :<)
I go back tomorrow to finish small repair job on the walls where tenants drove in nails, may as well have been railroad spikes. Looks like they used a router on the walls in the garage, 7' up the wall? I don't know.
BTW, your asking price for house cleaning is right on the going rate in this area, how'd you know? :<)

has the housing market improved there much? i am being told that it is around here just a bit but with the feds mortgage move today things might improve IF the banks will give out loans again.My friend has bought 8 properties in the last year,fixed them up and rented them out until the market improves.Seems to be a tough market but i wish i could get into buying a 4 plex and rehabing and renting it out,tough now though

I see property bought, I see new houses being built but no continuity, all sporatic.
I bought the house I'm working on now when it went into foreclosure, it was nasty and I just found out how shitty it was constructed but it's serving the purpose, renters pay the mortgage, later I sell it for retirement money.
The one in Siloam Springs was a suicide house, very low price, no one wanted to sleep in the master bedroom where the guy put a round through his chest.
There were other bullet holes in the house but the worst damage was what the cops did when they smashed their way in, through ALL the windows and doors. It was all repaired b4 I bought it.
Back to what you were interested in, I just looked at a duplex that went for next to nothing, needed a ton of work, obviously owner was absentee but multiples are avail and reasonable which leads me to ask, is the housing market recovering? If so, it is slower than molasses in January. Now's a good time to jump in, after Romney/Ryan win we could see housing market start to take a solid rebound. If you get a multidwelling you live in one unit, manage the rentals and sell it when you retire, good idea.
